WHAT IS MLS? Multiple Listing Service
(MLS) or Multiple Listing System is a real estate listing
service that combines property information in a specific area,
sorted by status as “active”, “pending”, or “sold” in one
directory or database. For-Sale-By-Owner (FSBO) properties are
not included in the listings. In general, access to the MLS is
restricted. However, select information is now available to the
general public on the internet through Realtor.com and other
sites. Only licensed real estate agents who pay a fee can view
the entire database and edit their own listings.
Currently, there is not a centralized MLS for the United States.
Each MLS is a regional entity that can span several states or
just a single county. The local association of realtors usually
run their own MLS.
THE POWER OF THE MLS and THE TRADITIONAL
BROKERAGE
The MLS is the secret of success for the real estate industry.
Statistics show that nearly 90% of residential real estate is
sold through the MLS and for a higher price.
The traditional model of pricing Real Estate Brokerage services
has been to charge the Seller about 6% of the sales price. The
commission can range from 5% to 10% depending on market
conditions and type of property. The fee is usually split 50/50
between the Listing Agent and the Seller’s/Buyer’s Agent.
